Waterproofing Services

Our waterproofing work focuses on preventing recurring water entry into walls, floors, and below-grade areas. In a Manhattan apartment or small commercial space, that usually means looking at the assemblies you actually have — not a textbook case — and finding the right combination of barrier, sealant, drainage, or membrane work that fits the space.

Most jobs start with an inspection so we can see where water is coming from and how the surrounding materials are reacting. From there we explain what would actually solve the problem, what would only delay it, and what is realistic given access and building rules. Where larger structural work is needed, we say so up front rather than try to absorb it into a smaller scope.

Water Damage Restoration

When a leak or overflow has already happened, our job is to make the situation manageable. We remove standing water, document affected materials with photos and moisture readings, and protect items that can still be saved. Insurance carriers and building management typically want this kind of documentation, so we keep it organized from the first visit.

Once cleanup is complete, we move into controlled drying and prep work. We do not rush to close walls or repaint — materials need to be dry enough first, or the same problem will reappear under fresh paint. Our goal is to leave the space ready for finish work that will actually last.

Moisture Control

Some of the most frustrating problems in Manhattan apartments are not from a single leak — they are from ongoing moisture issues. That can be condensation on cold walls in winter, recurring damp corners in a bathroom with limited ventilation, or musty smells in a closet on an exterior wall.

For these, we work through the likely causes step by step: where the moisture is coming from, where it is collecting, and what is making it stay. The fix might be a ventilation change, a sealing improvement, a dehumidification approach, or a combination. We try to recommend the smallest practical change that actually solves the issue, instead of stacking products that look impressive on an estimate.

Structural Drying

After a leak or flood, drying is what determines whether the repair holds. We use air movers, dehumidifiers, and moisture meters to dry wet drywall, plaster, framing, subfloors, and trim in a controlled way. Equipment placement is planned around the affected materials and the layout of the space, not just dropped in a corner.

We monitor moisture levels each day and only remove equipment when readings reach normal levels for the materials and conditions involved. You get a written summary of the readings and what was done, which is useful for insurance and for the trades that follow.

Leak Damage Cleanup

Leaks from above are common in Manhattan multi-unit buildings — a slow drip from a riser, an upstairs bathroom overflow, an HVAC condensate line. Our cleanup work covers the area below: removing wet ceiling sections where needed, drying out the cavity, addressing affected insulation, and preparing the space for patching and paint.

We coordinate with building staff and the responsible unit when needed, and document conditions clearly so the responsibility for any shared costs is straightforward. The goal is to get the space back to a usable state without expanding the work beyond what the situation actually requires.

Basement & Wall Moisture Issues

Basement areas and exterior-facing walls are the most common locations for ongoing moisture problems. Symptoms range from efflorescence on masonry and blistering paint to musty odors and visible damp patches that come back every season.

We assess where moisture is entering, whether it is from groundwater, surface water, condensation, or a combination, and recommend the work that fits. That can include sealing repairs, drainage improvements, interior moisture barriers, or improvements to ventilation. We try to be honest about what is fixable inside the unit and what would require building-level work.

Interior Restoration Support

Once an area has been cleaned up and dried, there is usually patching, sealing, and finish work needed to put the space back together. We handle the restoration steps that follow water-related work — drywall patching, taping, priming, paint touch-up, and minor trim repair in the affected area.

For larger finish work, custom paint matching across an entire room, or jobs involving cabinetry and flooring beyond the wet area, we will recommend trades we trust rather than stretch our scope. The intent is to leave the space looking like the damage never happened, without overcommitting to work outside our focus.
