Water-stained ceiling after a slow leak from above

Apartment leak cleanup

Upper West Side · Two-bedroom apartment

Slow leak from the unit above caused staining and softening across a section of the bedroom ceiling. We documented the affected area, removed the saturated drywall section, dried the cavity, and prepared the opening for patching. Building management coordinated source repair with the upstairs neighbor in parallel.

Damp interior wall with surface deterioration

Wall moisture issue

Morningside Heights · Pre-war condo

Recurring damp patch in a corner of a living room exterior wall. Inspection traced the issue to a junction near a window head. We opened the affected area, dried the cavity over several days, treated the surface, and prepped it for repaint by the owner's painter.

Air movers and dehumidifier set up in a flooded interior

Drying after a plumbing problem

Manhattan Valley · Small commercial space

A failed supply line under a kitchenette sink released water across part of the floor and into the wall base. We extracted standing water, set up controlled drying with daily moisture readings, and removed equipment once readings returned to normal levels for the materials involved.

Ceiling water damage with discoloration

Ceiling water damage repair

Harlem · Apartment

Water damage on a hallway ceiling traced to a previous roof issue that had been repaired but left the interior untouched. We confirmed the area was dry, cut out the affected section, replaced and taped new drywall, and primed the patch ready for finish paint.

Interior basement waterproofing work

Waterproofing support job

Upper West Side · Townhome lower level

Lower-level wall section showing recurring efflorescence and damp staining. We installed an interior moisture barrier on the affected wall, improved drainage at the base, and made recommendations for ongoing humidity control. Owner reported the area stayed dry through the following season.

Water extraction equipment used after a small commercial flood

Small commercial property cleanup

Manhattan · Mixed-use building, ground-floor unit

Water entered the rear of a small commercial unit after heavy rainfall combined with a partially blocked drain. We extracted standing water overnight, dried the affected wall and floor sections, and provided a written summary for the tenant's insurance claim.

Why we keep project descriptions simple

Most of our work happens in occupied apartments and small commercial spaces. We do not publish addresses, owner names, or detailed building information, and we keep photos generic. The cases above describe real types of work without identifying specific clients or units.
